Occupancy indicators plus visible exterior red flags: tarp or roofline, glass and doors, posted notices, and dumping or debris. Street only.
A current record before a sale date or preservation decision. It does not assess title, legal status, cause of damage, value, or required repairs.
Volume counts unique addresses in one confirmed order within a service window of up to 14 calendar days. Mixed states can count toward the tier; routing is still reviewed for every address. Lists of 10 or more always receive a quote before payment.
Optional one-address requests: metro rush +$25 when available; 20-second video +$15. No rush for lists of 25+. No night add-on or door knock for either lender service. List quotes exclude extras unless separately agreed.

Pre-foreclosure Snapshot: the same set, plus tarp/roofline, visible glass/doors, posted notices, and dumping/debris. If nothing is visible, the field note states that limitation rather than implying an inspection found nothing.

No. A parked vehicle, overgrown yard, or closed curtains alone cannot establish whether someone lives there. Conflicting or insufficient indicators are recorded as unclear.
