Eyes on Property LLC ("Eyes on Property," "we," "us," or "our") provides visual field documentation services for residential and commercial properties throughout the United States. Our trained independent field vendors visit the specified property address, photograph observable exterior conditions from publicly accessible or authorized vantage points, and compile those photographs and observations into a written report delivered digitally to the client.
The current catalog includes Street Report (exterior and street context), PayProof (visible work documentation), Away Watch (one exterior visit per month), Storm Check (visible conditions after a client-reported weather event), Loss Progress (exterior repair-area records), and Storefront / Posting Proof (visible signage, creative, and location conditions). Historical orders retain their accepted scope. We do not certify workmanship, value, lender occupancy, or health or safety. Storm and repair records do not determine cause of loss, estimate an insurance loss, adjust claims, or represent an insurer. Commercial proof does not measure audience, impressions, campaign performance, or business viability.
What Eyes on Property is not: Our service is not a licensed home inspection, structural engineering assessment, real estate appraisal, code compliance inspection, insurance inspection, or legal inspection of any kind. We do not hold ourselves out as licensed home inspectors, appraisers, or engineers, and our reports must not be treated as substitutes for any of these professional services.
By placing an order with Eyes on Property, you ("Client") agree to these Terms of Service in their entirety.
Eyes on Property field vendors document exterior and publicly accessible areas only. The scope of each visit is limited to what can be observed and photographed from:
Our field vendors do not enter the interior of any structure. Interior access is not offered at launch. Occupied homes are documented from the public right-of-way; we do not walk behind occupied homes, interview occupants, jump fences, unlock gates, access rooftops, or cross restricted boundaries. Unsafe or inaccessible views are documented as limitations, not treated as completed coverage.
Conditions documented reflect what was visually observable at the time and date of the visit. Conditions may change before or after the visit. Eyes on Property makes no representation that the documented conditions will remain the same at any future date.

Any observations included in reports are visual notes only and do not constitute professional opinions. Clients should engage licensed professionals — home inspectors, structural engineers, appraisers, attorneys, or environmental consultants — for determinations within those professionals' scope of practice.
By placing an order, the client represents, warrants, and agrees to the following:
Payment: Eligible services in confirmed coverage zones can proceed directly to secure checkout when the full five-digit ZIP has a routing rate. Checkout shows the service price, routing for every included visit, and any approved extras. Curb Check instant checkout, annual Away Watch, and rush remain metro only. Other requests are submitted without a charge; we confirm availability, routing, and the final total before sending a payment link. No visit is dispatched until payment and required access details are confirmed. We accept major credit and debit cards through Stripe. Eyes on Property does not store client card numbers on our servers.
No-access visits: An inaccessible property is not charged as a completed visit. A documented attempt fee applies only if the quote disclosed it and you accepted it before payment. Any remaining amount paid for undelivered work is refundable. Contact orders@eyesonproperty.com to arrange the refund or an agreed rescheduled visit.
After delivery: Once a completed report has been delivered to the client (via email link or the order portal), refunds are generally not available for dissatisfaction with the observable condition of the property or with information outside the agreed scope. Eyes on Property may, in its discretion, correct a material delivery error, reissue a report, provide a credit, or issue a refund when required by applicable law or when we determine that the delivered report materially failed to match the accepted scope.
Order cancellation: Cancel before dispatch for a refund of undelivered service. After dispatch, completed work and any previously accepted attempt fee may be charged. Undelivered service is not automatically forfeited because access details need correction.
Delivery window: Typical targets are 48 hours for Metro/Suburban, 72 hours for Extended Rural, and 96 hours for Remote Rural, starting after payment, authorization, and required access details. Later visits in a pack or recurring plan follow the schedule agreed with you. If we miss a confirmed window, you may choose a credit or cancellation with a refund for undelivered service. Weather, darkness, and access issues will be communicated; any revised deadline requires your agreement.
Curb Check scope: Four to five photos of the number, full front, street left, street right, and one context frame. No occupancy note, sides, roofline, or neighbor set. Instant checkout is metro only; rural locations require a quote. The optional $20 upgrade changes the service and dispatch to Street Report, $49 metro, with the full exterior set and observation-only occupancy note.
Current pricing: Metro Curb Check is $29; Street Report is $49; PayProof is $59 for one visit or $159 for three; Away Watch is $49 per month plus routing, or $499 per year in metro only; Storm Check is $69; Loss Progress is $69 for one visit or $189 for three; Storefront / Posting Proof is $69 per stop. Confirmed commercial batches of 10–19 stops are $59 per stop and 20 or more are $49 per stop, before routing. Rural routing is $25 per visit for Extended Rural or $45 per visit for Remote Rural, confirmed before payment and multiplied by visits included in the plan.
Optional requests: Metro rush is $25, a 20-second exterior video is $15, and an illuminated-sign / night visit for commercial proof is $15 per visit. Availability and the quoted total must be confirmed before charging. Extras are not automatically added to recurring plans or every visit in a pack; each affected visit needs a separate agreement. Interior access is not offered.
Visit scheduling: Packs cover the same address and work area. Provide three requested dates or request each visit at least 48 hours ahead; dates require confirmation. Away Watch may use a preferred seven-day monthly window confirmed by our team. A preferred day is not a guaranteed appointment or a change to billing. Storm Check's 24–48 hour metro target applies only when confirmed and safe to perform; otherwise the confirmed standard window applies.
Away Watch recurring billing: Both plans include one exterior visit per month. The monthly plan automatically renews monthly; the metro-only annual plan is billed at $499 annually and includes 12 monthly visits with $0 routing. Extended and remote areas use the monthly plan plus confirmed routing. The checkout shows the full recurring amount, including confirmed routing. Explicit consent is required. Manage your payment method or turn off renewal through your secure account. Turning off renewal preserves already paid service and report access. Contact us to cancel unused, unscheduled annual visits; the refund is calculated proportionally from the amount paid, less completed or already dispatched visits and any accepted attempt fee. No additional cancellation penalty applies.
Reports delivered by Eyes on Property are provided for the ordering client's personal or internal reference only. The client may share the report with their own advisors, attorneys, or family members, but may not resell, sublicense, or commercially redistribute the report or its contents unless a separate written partner agreement expressly permits that use. White-label delivery and client redistribution require an agreed partner license; ordering a standard report does not grant either right.
Specifically, clients agree not to use Eyes on Property reports:
Eyes on Property retains intellectual property rights in the format, structure, and branding of its reports. The underlying photographs become property of Eyes on Property LLC (see also: Field Vendor Agreement). A non-exclusive, non-transferable license to view and use the delivered report for the client's own lawful reference is granted upon delivery and payment.
No financial estimates: Reports document visible conditions, supporting photographs, missing views, and relevant follow-up questions. They do not provide repair-cost ranges, repair budgets, rental or market valuations, broker price opinions, or financial recommendations. Obtain any required estimate or valuation from an appropriately qualified professional.
Eyes on Property collects and processes client data — including name, email, phone number, property address, and order details — for the purpose of fulfilling orders, communicating with clients, and improving our service. Full details are described in our Privacy Policy.
Photo storage: Property photographs and report files are stored securely in cloud storage and are accessible only via secure token links. Photos and report files are retained in active storage for up to 12 months after report delivery, after which they may be archived or deleted. Order records, payment references, and business records may be retained for up to 3 years from the order date for tax, accounting, dispute-resolution, and legal-compliance purposes.
No sale of data: We do not sell client data or property addresses to third parties. We use service providers (Stripe for payments, Resend for email, Cloudflare R2 for storage) solely for the operational purposes described above and subject to data processing agreements.
To the maximum extent permitted by applicable law, Eyes on Property LLC, its officers, members, employees, and independent contractors shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to our services or these Terms, even if we have been advised of the possibility of such damages.
Maximum liability: In no event shall Eyes on Property's total liability to any client for any claim arising from or related to a specific order exceed the amount paid by the client for that specific order. This limitation applies regardless of the theory of liability — contract, tort, negligence, strict liability, or otherwise.
Eyes on Property is not responsible for any decisions made by the client based on our visual field documentation, including real estate purchase decisions, contractor payment decisions, or any other financial, legal, or personal decision. The client assumes full responsibility for how they use the information contained in our reports.
Some jurisdictions do not allow certain limitations of liability. In such jurisdictions, our liability is limited to the maximum extent permitted by law.
Field vendors who perform property visits for Eyes on Property are independent contractors, not employees, agents, or partners of Eyes on Property LLC. Eyes on Property does not exercise day-to-day control over the means and methods by which independent contractors perform field visits, beyond establishing quality standards and documentation guidelines.
The independent contractor relationship does not make Eyes on Property vicariously liable for the actions or omissions of field vendors outside the scope of the documentation services described in these Terms. Each field vendor is solely responsible for their own safety, conduct, compliance with traffic and trespassing laws, and any interactions with property occupants or neighbors.
These Terms of Service and any dispute arising out of or related to our services shall be governed by and construed in accordance with the laws of the State of Ohio, without regard to its conflict-of-law principles. Any dispute not resolved through arbitration shall be brought exclusively in the state or federal courts located in Franklin County, Ohio, and the parties consent to the personal jurisdiction of such courts.
Any dispute, claim, or controversy arising out of or relating to these Terms or any service provided by Eyes on Property LLC shall be resolved by binding individual arbitration administered in Franklin County, Ohio, under the rules of the American Arbitration Association (AAA). You waive any right to participate in a class action lawsuit or class-wide arbitration. Nothing in this section prevents either party from seeking emergency injunctive relief in a court of competent jurisdiction.
Eyes on Property LLC reserves the right to update or modify these Terms of Service at any time. When we make material changes, we will update the "Effective" date shown at the top of this page. For significant changes, we may also send notice to clients who have placed orders in the preceding 12 months via the email address on file.
Your continued use of our website and services after any changes to these Terms constitutes your acceptance of the revised Terms. If you do not agree with any updated Terms, you should discontinue use of our services and contact us at orders@eyesonproperty.com with any questions.

Portfolio Occupancy and Pre-foreclosure Snapshot are no-contact exterior photo records from the public right-of-way. Occupied, Vacant, or Unclear describes visible indicators with a field note, not certified occupancy, a vacancy affidavit, an appraisal, or a reimbursable GSE inspection. No door knock, hanger, occupant interview, interior, or lockbox access is included.
Portfolio Occupancy is $49 per address for 1-9 unique addresses, $39 for 10-24, and $35 for 25 or more. Pre-foreclosure Snapshot is $59 per address for 1-24 and $45 for 25 or more. Volume pricing applies to unique addresses in a single accepted order scheduled within 14 calendar days. Each address has its own routing fee: Metro/Suburban $0, Extended Rural $25, Remote Rural $45. The reviewed quote specifies the service window and total. Payment and authorization are required before dispatch; a multi-region list has no automatic 48-hour promise. Rush is not available for lists of 25 or more. List quotes exclude extras unless separately agreed.
